The vacationer will not be refunded for a late arrival or early departure 

Use of Premises: Vacationers will comply with all the local laws, ordinances and community rules regarding the use of the premises. Vacationers will comply with all owner’s set rules as follows: 

SMOKING IS ONLY ALLOWED OUTSIDE!!! 

CLEAN UP AFTER YOUR PETS 

Failure to adhere to these rules will be considered sufficient cause for immediate termination of your stay and all monies paid will be forfeited 

Occupancy: At no time, shall the occupancy of the vacation rental exceed 8  persons unless approved by owners prior to check in date. 

Quiet Enjoyment: Vacationers shall be entitled to quiet enjoyment of the cottage. Any disturbances resulting in police action, neighbourhood complaints or any violation of the rules and regulations is considered sufficient cause for immediate termination of your stay with all the monies paid forfeited. 

Injury: The cottage owners/owners assumes no responsibility for injury to any cottage guest during the term of the cottage rental. 

Furnishings: The cottage is furnished by the Owner. The cottage is equipped for light housekeeping. All paper goods, cleaning products are supplied by the owner. 

Vacationer must supply:  Bottled water, and life jackets are the responsibility of the vacationer. 

The following is included in the rental cottage: 

Linens, Towels, Netflix, DVD PLAYER, LARGE DINING TABLE, DART BOARD, MOVIES, BOOKS, WIFI, BBQ, WASHER/DRYER, UV WATER TREATMENT SYSTEM, CENTRAL VACCUUM, COFFEE MAKER, MICROWAVE, TOASTER OVEN 

SUMMER TIME: CANOE, PEDAL BOAT,FLOATING WATER MAT, KAYAKS, STAND UP PADDLE BOARD,LITTLE TYKES PLAY HOUSE, PULL WAGON, 

Use of Grills: There is a barbecue provided by the owner. The barbecue must stay in area provided by the owner. 

Locked Areas: Vacationer’s may not be provided a key for the Owner’s personal storage spaces. Any attempt to enter locked areas is cause for immediate termination of the agreement, forfeiture of all monies paid, and the Vacationer’s will be liable for any damage and/or missing items. 

Garbage: Garbage removal directions are stated on the cottage information sheets. Do not leave garbage at the cottage, a removal charge of $150.00 will be deducted from the security deposit. 

SECURITY / DAMAGE AGREEMENT 

Security Deposit. A security deposit of $ 500.00 has been deposited with the Property Owner. The deposit covers any damaged to the rental property and its furnishings caused by Vacationers and their guests. Owner may use all or part of the security deposit to repair any damage caused by the Vacationers. Should the damage amount exceed the amount of the deposit, the Vacationer remains liable for the balance. 

The vacationer shall assume responsibility for any willful or negligent damages to the cottage and its premises.
The cottage owner recommends that the vacationer have home owners or tenant’s insurance and make sure that his or her coverage includes liability insurance. 

Cleaning : $150.00 cleaning fee. 

Rental property should be left in the same condition as originally found. Any undue or unreasonable cleaning necessary as a result of a vacationer’s stay will result in a cleaning charge assessment of $ 30.00 per hour, with a one (1) hour service minimum. 

We as the owners try to properly maintain the vacation rental. The vacationer agrees to immediately notify the owner of any maintenance problem, so that the situation can be remedied as soon as possible. 

The owner is not responsible for any inconveniences that may occur for which he has no control. This includes, but is not limited to: power outages, adverse weather conditions, mandatory evacuation, construction, mechanical failure such as televisions, Wi-Fi outages.. etc. No refunds will be given for occurrences beyond the owner’s control. 

The owner shall not be held liable for any injuries that may occur to Vacationers or their guests as a result of the acts of said Vacationers and guests. 

The owner is not responsible for any theft or damage to vacationer’s belongings during their stay at the vacation rental.
